A Jumeirah villa sitting empty for 60+ days during a rental transition accumulates pests in the same predictable order:

• Week 1-2: Geckos move in. Doors and windows are sealed but they get through the bathroom vents.
• Week 3-4: Ant colonies probe the kitchen and find no competition. Easy real estate.
• Week 5-8: Palm rats explore via the garden if there are mature palms or fig trees.
• Week 9+: If the irrigation system is on a timer, you get mosquito breeding in the surface water tray.

By the time you do the handover walkthrough and sign the Ejari, the villa has 4 to 6 weeks of accumulated pest activity that the previous tenant did not see because they had moved out 2 months ago.

• Garden + landscape inspection. Identify any rat runs along the wall, any palm tree with hollow trunk signs, any garbage area harbourage.
• Indoor inspection room by room. Kitchen cabinets, all bathrooms, every window seal, every AC drain line.
• Targeted gel bait in kitchen + pantries.
• AC drain treatment with larvicide tablets. Mosquito-proofs each indoor unit for 90 days.
• Maid's room + driver's room inspection (most landlords ignore these — they are usually the worst).
• Garden vegetation cut-back recommendation. If the bougainvillea is touching the perimeter wall, that is a roach + gecko highway.
• Photo report on WhatsApp with annotated hotspot map.

# What costs you AED 8,000+ if you skip this

The two stories I hear repeatedly:

"We found bed bugs in the master after 2 weeks." Previous tenant did not declare an existing bed bug issue. Furniture-free 2-month vacancy let the population starve down to a level you do not see in walkthrough. They smelled your CO2 and came out. By then you have your own furniture, your own clothes, your own bedding — all need treatment. Cost: AED 1,500 to 4,000 plus 3 weeks of disruption.

"There are rats in the maid's room ceiling." Palm rats came in through the un-sealed AC outdoor unit penetration. Built a nest in the maid's room ceiling void. Damaged wiring. Cost: AED 2,000 trap-and-remove + AED 1,500 to 4,500 wiring repair.

# Tenancy law — who pays?

Under Dubai Tenancy Law (Law No. 26 of 2007, amended by Law No. 33 of 2008), the landlord is generally responsible for maintaining the property in habitable condition. Pre-existing pest infestations are landlord's responsibility. Pests that establish AFTER you move in due to your usage (e.g., not taking the bins out) are tenant's.

In practice: document everything within 48 hours of handover. Photo the kitchen back wall, the garden, the maid's room, every cupboard. Get the pre-move-in sweep PDF report. If something appears in the first 30 days, your case for landlord cost-share is strong. After 30 days, harder.

Before you book us, do this on your walkthrough:

• Open every kitchen cabinet. Look at the back corners with a torch. Live ants? Roach droppings (look like coffee grounds)? Note it.
• Run every tap for 60 seconds. Stale water + slow drains = mosquito breeding.
• Check every AC drain pan for standing water.
• Walk the perimeter. Look at the base of the wall outside. Mud tubes? Rat droppings? Bee/wasp activity at any vent?
• Open the maid's room AND driver's room. These are forgotten 80% of the time.
