# Termites in a 40th floor apartment — how is that possible?

Most marina residents think termites are a villa problem. They are not. Subterranean termites get into Marina, JBR, and Bluewaters towers through three paths:

1. The kitchen riser shaft where the main plumbing enters the wall behind your cabinets. Termites use the moisture and the wood of any built-in wardrobe that backs onto the same wall.
2. The bathroom drain when a slow leak makes the concrete under the floor permanently moist. Termites colonise the moisture point and work their way into wood skirting and door frames.
3. Vacant neighbouring units where infestations grew unchecked for years. If unit 4001 was empty for 2 years and your unit 4002 shares a wall, you inherited a problem you cannot see.

1. Tiny piles of "sawdust" on the floor near a built-in wardrobe. Not sawdust — termite frass (pellet droppings). Looks like pepper grains.
2. Mud tubes the width of a pencil running up a wall behind or under furniture. Subterranean termites build them as protected highways.
3. A baseboard or door frame that sounds hollow when you tap it with a coin. Soft, papery sound = wood eaten from inside.
4. Discarded wings near a window in spring or autumn. Swarmers shed their wings after mating. If you see a small pile of clear/silver wings, a colony is establishing.
5. A picture frame that warps suddenly or a kitchen cabinet door that no longer closes. Termites eat the wood inside the frame, the structure twists.
6. Bubbling or peeling paint on a wall where no water leak is visible. Termite moisture causes paint to lose adhesion.
7. A faint earthy or musty smell from a wall that was not there before. Termite colonies vent CO2 and produce a distinctive smell when concentrated.
